     Cedar Creek Lake is the fourth largest lake in Texas in Henderson & Kaufman counties and conveniently located 60 miles from Dallas. Cedar Creek Lake is also centrally located between Houston, Austin, DFW, Tyler and Longview.  Cedar Creek Lake is a lake that allows home ownership on the waterfront with a boathouse.  The lake is a favorite for fishing, boating, jet skiing, wakeboarding, water skiing and more.  Cedar Creek Lake is the centerpiece for numerous small towns. Mabank, Eustace, Gun Barrel City, Payne Springs, Enchanted Oaks, Caney City, Malakoff, Trinidad, Tool, Seven Points and Kemp collectively account for over 50,000 permanent residences. Population is increased tremendously during the summer season.  There are more than 350 lake subdivisions around the lake.

     Cedar Creek Lake has 320 miles of shoreline, is 18 miles long, 8.5 miles wide, and includes 32,623 acres. The lake elevation is 322 feet above sea level and fluctuation is 4 feet and the maximum depth is 53 feet. Tarrant Regional Water District is the reservoir controlling authority.  The lake supplies water to Fort Worth, Arlington, and other cities and water districts water infrastructure.

     Resort lake home prices are unique.  There are different variables for pricing properties and different rules which must be followed for each lake. NOTE:  There are also multiple MLS systems.  The Schwanbecks participate in multiple MLS Systems. What Are YOUR Lake LIving Goals?

Important questions to consider:

  • Do you want to use the lake recreationally, or are you a fisherman, or do you simply want the view
  • Do you just want to fish?
  • Do you want to be able to ski, wakeboard, jetski, tube, swim, paddleboard, kayak?
  • Do you want to just see the water but not go out on it?
  • Do you want a pool?
  • Do you want to own the land or have a long term lease?
  • Do you want wilidlife in your area?
  • Do you want a sunrise or sunset view?  Or is it all about the breeze?
  • What kind of boat do you have?  Is it a fully loaded boat with a rack to pull wakeboarders and skiers or a pontoon boat?  Size and weight are important.  The bigger the boat, the deeper the water you need, and the more expensive the homes are.
  • Are you going to live and use the lakehome and/or do you want to be able to rent it out? Each subdivision has different rules and guidelines and property owner associations. Some might not allow renting of properties.  It will be important to review deed restrictions.
  • Would an Offwater home with a water view work and a property owners park (POA) with boat launch?

Country Clubs & Golf Courses

There are 4 country clubs and golf courses surrounding the lake.  Three of them offer waterfront, golf and residential living.  One offers golf course living and is close to the lake.   Another one offers ranch living with an equestrian center, off-roading, and skeet shooting.  If you are looking for total resort style living where you are spoiled, then there is a subdivision for you too.
